What is virtual staging?
Virtual staging is digitally adding furniture and decor to a photo of an empty room so buyers can picture the space furnished. It costs a fraction of physical staging and takes days, not weeks. It must always be labeled as virtually staged, and it should only add what could really be moved in, never change the room's structure or hide a defect.
How it works
- We shoot the empty room in HDR, the same as any listing photo.
- A real editor builds the furnished version: furniture, rugs, art, plants, lighting that matches the room.
- The finished image is delivered labeled as virtually staged.
At Finlay Films, every other photo is retouched by hand by a professional editor, not an AI filter. Virtual staging is the one deliberate exception, it is always disclosed as virtually staged, and a real editor still finishes every image.

The rules, kept simple
- Disclose it. Label virtually staged photos on the image or in the remarks.
- Keep it honest. Add furniture, not square footage. Do not remove water stains, cracks, or dated finishes and pass it off as real.
- Match reality. The staged photo should look like something the next owner could actually do.
