Guides/3D Tours

What is a Matterport 3D tour, and how is it different from a video walkthrough?

A Matterport 3D tour is an interactive, camera-captured model of a home that buyers move through themselves online, room to room, with a dollhouse view of the whole floor. A video walkthrough is a fixed, edited clip you watch start to finish. Buyers use a 3D tour to self-qualify before booking a showing. Agents use video to market the listing and create urgency.

Three things that get called a “tour”

People use “virtual tour” for three different products. They are not interchangeable.

Matterport 3D tour 360 photo tour Video walkthrough
How it is made Special 3D camera scans the whole home A series of 360 panorama photos Filmed and edited like a short film
What the buyer does Walks it themselves, any path, dollhouse view Jumps between fixed points Watches, no control
Feels like Being in the house A set of bubbles A trailer for the house
Best at Layout, scale, self-qualifying serious buyers Cheap coverage of every room Marketing, emotion, social reach
Measurement Yes, room dimensions built in No No

When to use which

  • Video walkthrough: almost every sale listing. It is the asset that gets shared.
  • Matterport 3D tour: relocation and out-of-town buyers, unusual layouts, and higher-value listings where a buyer wants to walk the whole place before they commit to a showing.
  • Both: luxury and new-development listings. The 3D tour does the qualifying, the video does the selling.

What Finlay Films delivers
