Guides/Video

What is a listing video?

A listing video is a short marketing film of a home for sale, used on the MLS, social media, and an agent's own channels. It usually runs 30 seconds to 3 minutes and mixes interior walkthrough shots, exterior and drone views, and neighborhood context. The job of the video is to make the right buyers want to see the home in person.

What a listing video actually does

A listing video is not a virtual tour and it is not a slideshow. It is a short, edited film with music, pacing, and a point of view. Buyers use it to decide whether a home is worth a Saturday. Agents use it to win the listing in the first place, because sellers can see what their marketing will look like.

Two things make a listing video work:

  • It shows flow. Photos show rooms. Video shows how the rooms connect, how light moves through the space, what the street feels like.
  • It has a job. Every good listing video is built to send the viewer somewhere next: the listing page, a showing request, your DMs.

How to pick

  • Rental or entry-level listing: Photo Reel Video or 3D Walkthrough Video. Fast, cheap, good enough for the scroll.
  • Standard sale listing: Property Listing Video or Listing Walkthrough. This is the sweet spot for most NYC listings.
  • You are the brand: Agent Listing Video or Cinematic Listing Video. Worth it when the seller is hiring you, not just a service.

What changes the price

  • Whether you are on camera. On-camera formats need more setup, direction, and edit time.
  • Length and shot count.
  • Drone. Add $250 to any video, or $299 as a standalone drone video.
  • Home size over 2,000 sq ft.
